This complete beginner’s guide to building an extension will give you all you need to get started

 

Extending your home is a great way to add value while at the same time creating more living space, but how do you get the project off the ground? If you’re building an extension for the first time, there are a whole host of things to consider, and in this guide, we will walk you through each step.

The first thing you will need to do is to work out your budget. Extensions aren’t cheap, so you may be re-mortgaging, taking a loan or even selling another property to afford the extension. Once you have your budget in mind, make sure you have a little extra wriggle-room just in case.

 

Contact an architect

Your first port of call when it comes to an extension should be an architect. Even if you have plans already drawn up, a professional architect will be able to confirm if your ideas are feasible, and at the same time, from their knowledge of homes, may give you some excellent ideas to create more living space.

Architects will also be able to give you a breakdown of the initial costs including site surveys, talking with the local authority, reviews to the plans, provision of full planning drawing, submission to local authority and submissions for building regulations. They will also have a list of contacts who will be able to give you a quote for the building work itself.

And at the same time, an architect will also liaise with the local authority on your behalf in regards to services affected, surrounding trees, flooding and any rights of way issues that may arise and will then be able to tailor the design appropriately. Likewise, when it comes to building regulations, most architects will ensure all the work complies with these and will submit the plans on your behalf.
